Our Client
Lambeth Council is one of the largest social landlords in the UK. This area of London is home to more than 300,000 people and is the fourth most densely populated borough in England.
The majority of the Council’s housing stock was built in the 1960s and 1970s and comprises high-rise buildings, sheltered schemes and street properties.
Fire Safety Framework Appointment
Having carried out fire risk assessments, the Council is implementing a programme of borough-wide fire protection improvements, which includes fire compartmentation.
Lambeth Council awarded a three-year contract to Trail Group, with an option to extend for two further years, under the Pretium Building and Fire Safety framework. This framework was developed in response to the Building Safety Act, to support organisations and social landlords in all aspects of building safety compliance. Trail Group was awarded places on two workstreams – fire doors and fireproofing / fire stopping.
Trail’s contract for Lambeth is to provide roof void fire compartmentation and loft insulation for up to 2,000 flats and street properties across the borough.
China Walk Estate
Trail Group is underway with a major phased project to carry out loft compartmentation work across 17 residential blocks on this estate. Some of the buildings were built around 100 years ago and so have communal roof voids.
Work on six blocks has now been completed and phase two for a further six residential buildings is now underway.
Challenges and Outcomes
- Working at height in confined roof spaces
- Limited access to lofts for materials, requiring ceiling cutouts and making good
- Communication and liaison with residents
- Ensuring minimal disruption to residents and tidy working, which is verified by customer satisfaction surveys for each property.
