Building safety specialists Trail Group look at the importance of maintaining fire doors and how they save lives

How Fire Doors Save Lives

The reason buildings have fire doors is simply to save lives. They prevent the spread of fire to allow occupants to escape and the fire to be put out.

Fire doors are a critical part of a building’s passive fire protection and are a requirement for most buildings – residential, public buildings such as schools and hospitals, as well as commercial offices and manufacturing facilities.

Fire doors are positioned to:

  • Allow occupants to exit a space and to close behind them.
  • Protect exit routes from the effects of fire – smoke, gas and flames.
  • Potentially limit the amount of oxygen to reduce or stop the spread of fire.

Because fire doors are so key to protecting lives, it is imperative that they are correctly installed and are regularly inspected and correctly maintained.

New legislation came into force in 2023 which made it a legal requirement for all multi-occupancy residential buildings in England (over 11m high) to have quarterly checks on all fire doors in common areas and annual inspections for flat front doors.
